What Double-Digit Offers Have Taught Me About Staying Steady

If you've searched for a home in Central New York recently, you already know this market well: it's not unusual for a listing to draw ten or more offers within the first weekend. For buyers, that pace can feel overwhelming. For sellers, it creates a different kind of pressure entirely; suddenly you're the one weighing a stack of offers, each attached to a real family and a real decision.

I've sat with clients on both sides of that table, and what I've learned is this: a fast-moving market doesn't have to mean a rushed decision.

For buyers, that means arriving prepared with financing in order, priorities clearly defined, and a plan for what you're willing to be flexible on before you're in a competitive offer situation. It also means accepting that you may not win the first house, or the third, and that's part of the process. The right home is still ahead of you.

For sellers, choosing among multiple offers isn't simply about the highest number. It's about which offer will actually reach the closing table without unnecessary complications along the way. I walk every client through each offer in detail; financing type, contingencies, proposed timeline, and the buyer's realistic likelihood of closing  because the strongest offer on paper isn't always the strongest offer in practice.

My role in a market like this isn't to add to the pressure already in the room. It's to be the steady, informed voice that helps you make a clear-headed decision because you'll be living with that decision long after the offer deadline has passed.

If you're preparing to buy or sell in this market, let's talk through what to expect before you're in the middle of it.
